Geraldine Santiago is a licensed residential and commercial Realtor ® specializing in project marketing, and land acquisition. As a recognized land assembly team, her duties include the following:


Due diligence: Geraldine performs the following tasks: verifying ownership, checking land title registry on liens, charges, easements, rights of ways, setbacks. From third party sources, she verifies and confirms zoning, land coordinates, total area of lot size (in square meters) depth and width, OCP and community plans, land use and confirming the property is not on the ALR. Geraldine reviews all active and inactive development projects in the neighbourhood, to determine land assembly viability, supply, and interest by developers. Geraldine also helps to identify possible land assembly prospects throughout metro Vancouver and outlaying areas. 


On-site property evaluation: Geraldine meets with homeowners and their neighbours, prepares detailed specs and printed material for all parties including all Real Estate Board compliance forms and documenttion, listing agreements, etc. 


Marketing: Assisting in compiling all data, confirming and verifying all information for marketing material, prepares developer's package to be shared with developers and interested prospects.


Throughout the land assembly project, Geraldine coordinates with clients, and their respective lawyer and or notary public, deposits, timelines, move out dates. Geraldine also helps sellers with their next purchase.
